Estate Sale - Squam Lake Region - Reduced Prices
Sandwich, NH - USA
Wentworth Place 252 Wentworth Hill Road
We are selling several prime properties in the Lakes Region of New Hampshire, in the town of Sandwich, two hour's drive north of Boston by car. (There is a small airport in the abutting town, and a major airport in Manchester, NH, about 75 minutes south, on Route 93. See: CONTACT US)
The above shown 1850 Wentworth Place is a stately Greek Revival home, situated on one of the highest hills in Sandwich, and has a commanding view of the Sandwich, Squam, Osssipee and White Mountain Ranges. (see "Additional Photos" link) The home has 13 rooms, some of which are unfinished, providing an owner the opportunity to reconfigure the rooms to his/her liking. The large house and attached ell has a 4-car garage, and has recently had a new roof. The ell has floor to ceiling picture windows overlooking the magnificent view out back. There is also a large screened porch off the ell and the kitchen. There is a fresh coat of paint, and the fence in front has been rebuilt from scratch, replicating the original. This magnificent property is listed with the National Register of Historic Places.
There are 8.7 +/- unencumbered acres with the home and an additional 400 +/- acres in conservation, by separate deed. Price: $1,100,000.
The view behind this stately home will remain pristine because of the vast amount of land which is in conservation. There are also two ponds on the property and a small dam. These properties are subject to conservation easement and current use assessment, and easements and rights-of-way and other matters of record.
Chestnut Manor (below) circa 1820
If you are seeking "unique," this home is it. Circa 1820, regal Victorian. Located on 147 acres on top of Wentworth Hill, in historic "Lower Corners" in Sandwich. This property abuts the Wentworth Place property shown above. The house was built by Isaac Adams, the inventor of the power printing press, and (at the time) the wealthiest man in the State of New Hampshire. This large estate home is also listed with the National Register of Historic Places. It has 8 rooms of living area, 9 bedrooms, 7 baths, 2 enclosed porches, several marble fireplaces, one brick fireplace in the kitchen, a butler's pantry, 4 stairways, one of which is a circular staircase leading to what was once a bell tower when the property was run as a school.
In addition to the main home there is an "Ice House," a mill tower, open sheds and 6 attached post-and-beam barns, 2 of which are partially restored. Isaac Adams must have had a fanciful nature, for one of these large barns has a bowling alley on the upper level. There are open fields, forest land, riding and walking paths, and beautiful 8 ft. wide stone walls throughout the property. The 14+/- acres abut 400 Conservation Acres, but is not for public use other than the two public "right-of-ways." There are magnificent views to the White Mountain and Ossipee Ranges. Of interest to potential buyers is a tax incentive described as "...property tax relief for owners of historic New Hampshire barns and other agricultural buildings." Barn assessment grants are also available. Please refer to the following website for complete information and phone numbers.

Additionally, we have one lot for sale on Squam Lake Road: 11 +/- acres. Price: $172,000. The lot has an optional boat slip (for an additional price) on Squam Lake - the lake made famous in the movie "On Golden Pond". (Please click on the LAND link for a general description of what is available in the way of a number of additional lots for sale.)
Sandwich is a rare, unspoiled gem on the northeast tip of Squam Lake, in the hip pocket of the White Mountains. It covers an area of 100 square miles, of which 80 percent +/- is woodland. Squam is the second largest lake in NH, just north of Lake Winnipesaukee. The boat traffic on Winnipesaukee is rather like NY City compared with the small number of boats used on Squam Lake, making it an ever-attractive choice for boat owners. As far as we know, there are no other boat slips available on Squam at this time.

There will be additional properties from the Emerson Estate soon to come on the market. Check this website to stay current. Sales of properties currently being offered will also be updated.
